This project was a new build-out of an automotive training center in a first generation warehouse space. The 24,507 square foot space was built out by rand* to include conference rooms, training rooms, a Vehicle Display Area (VDA), reception, a student/teacher lounge and lunchroom, private offices, and restrooms. Fifteen rooftop HVAC units with structural reinforcements were installed, and electrical and natural gas utilities were connected.
Some of the major challenges of this job were the HVAC units installation, the epoxy flooring installed throughout, and the coordination of the schedule to accommodate the out-of-sequence trades unusual to this project. The rooftop units were the driver of the entire schedule; with an 8-week lead time and a 10-week construction schedule, there was no room for error in the install. The epoxy flooring, and all other flooring and wall finishes could not be installed until the HVAC units were in place and running. Due to a delay in the sprinkler permit, the project team had to re-sequence the entire schedule. The last 2 weeks of the construction duration required around-the-clock shifts in order to complete the work. This project was still completed on time and within budget.
