Hines recently completed the development of CityCenterDC, the brand new mixed-use development billed as downtown DC’s signature neighborhood. Included in Hines’ planning for this iconic location was the consolidation of their existing office locations into the 17,500 sf 6th floor of One City Center. The client’s expectations of the design and construction teams were to create a showpiece space in Hines’ new DC headquarters and to deliver the first tenant space in the complex. This new tenant space would be the headquarters of the development’s Owner and Developer and a consolidation of their formerly multi-locational operations within the city.
The client and the architect collaborated extensively in order to generate the optimal design for the new showcase and had very high expectations for the contractor to deliver. The design features many challenging alignment requirements within the joints, reveals and placement of stone panels, stone tile, metal panels, millwork panels, Corian panels, demountable partitions, drywall reveals and light fixtures. Intense coordination across a dozen or more trades was demanded for each element of meeting the alignment requirements. The project team consulted with multiple vendors and subcontractors during the planning phase in order to understand the timeline and requirements of each trade.
