The Analysis Group relocation to PNC Place in Washington, DC was a fast-track interior build-out of the entire fourth floor. Over 30,000 square feet was converted to high-end office space, conference rooms, copy/print rooms, a pantry with café seating, an elevator lobby and a reception area. The rand* team collaborated with the client and design team to provide preconstruction services in preparation of an aggressive 16-week renovation schedule.  Extensive preconstruction planning helped to accommodate significant challenges including the procurement of several long lead material packages, working with a remotely located Architect, pursuing LEED certification, and compliance with complex Landlord Requirements.

The scope of work at Analysis Group consisted of all new mechanical, electrical, and plumbing systems, which required the use of core drills from the floor below. Using the third level for core drilling access, the team worked during off-hours to void disturbance to the neighboring tenants. Construction elements included: demountable partitions, wood flooring, carpet, glass and glazing, stone, FF&E, tile, millwork, AV and IT systems integration. The rand* project team had to coordinate extensively with the design and technology teams, as well as with owner-selected vendors, to deliver the project on schedule and within budget.
