rand* completed the office build-out for Manatt on the full 6th floor of a premier downtown DC building. The scope included Transwall private office systems, a large conference center and pantry with café for employees. A hard deadline due to the client’s lease expiration meant the work had to be completed on a tight 16-week schedule. The project team worked nights and weekends to ensure that the work, including the complex installation of 4″ conduit in the large conference room, was completed prior to the client’s move-in date. rand* coordinated daily with the building management as well as the tenants at 1050 Connecticut Avenue for access and undisturbed work.

The finished space features glass-enclosed conference rooms and operable partition systems for functionality. The reception area is paved with stone flooring from Italy, a custom millwork feature wall at the reception desk, and decoustic ceilings. Transwall system office fronts, sound masking equipment and operable partitions throughout provide for adequate privacy. rand* also provided an IT room, a high-density file room with steel support beams, and a high-end video conferencing system.
