The corporate headquarters project of Airbus/EADS located in Herndon, VA was comprised of 120,000 square feet of new buildout over five floors. The project schedule was based upon 20 weeks of on-site construction that also included all furniture, cabling install, audio visual, SCIF, and in-depth security requirements. The tenant was comprised of two separate corporate entities, each of whom had their own set of construction and logistics requirements. Early on in the construction process, the full team set specific goals and requirements for the build team, and these became part of the milestones used to manage the delivery of the floors. Due to differing move schedules and certain priorities of floors, the delivery of the individual floors occurred on a staggered schedule. Some floors were delivered in advance of others, in order to accommodate more occupants in the open office areas, rather than accelerate supplemental meeting and break-out areas. The focus on the open office and perimeter office areas was also driven by the aggressive furniture delivery schedule. Midway through the project Rand was also assigned the responsibility of coordinating and managing the installation of the AV and low-voltage infrastructure. The work was successfully and seamlessly coordinated into the trades’ scope of work and was part of the turnover of the first three floors.
