The Phase II renovations for the NJVC office space spanned four of five total levels in a new office building. rand* was brought on as the general contractor for the project during a successful Phase I specialty build-out of the 3rd floor. Once Phase I work was 90% complete, rand* began construction on the 1st, 2nd, 4th and 5th floors of core and shell space. The 2nd, 4th and 5th floors are uniform levels of office space, including individual workstations, conference centers, restrooms, support space, and kitchen/dining areas. The main lobby level bears a large conference room, an elevator lobby and other production spaces.
The Client sought a functional, economical design that could support and maintain their IT-based business operations in a secure, compatible environment. rand* was able to create cost-effective options by balancing the requirement for high-level IT, security, and data systems integration with simple features and finishes. The use of glass systems, simple stone, and patterned millwork throughout evokes a classic aesthetic. rand* incorporated Owner Vendor trades for Audio Visual, security systems, voice/data cabling, signage, and FF&E. Construction on each floor took place concurrently in order to accommodate the aggressive schedule. The project team communicated continuously and coordinated trades effectively in order to meet critical milestones, ultimately completing the project on time and within budget.
