rand*’s collaborative preconstruction process is the cornerstone of our ability to deliver high quality projects on time and within budget. rand* goes beyond the delivery of an exceptional product and also ensures that the process is transparent, open and communicative for our clients and project teams.  As a differentiator in the marketplace, rand* utilizes the entire project team from award through project close-out.

During preconstruction, we utilize both the field staff and project management staff to provide information to the design team as they create the workplace design.  The field staff will provide site surveys, slab topography, clear heights and surveys of existing conditions. Field staff will also provide critical logistics information on how to move through the building, crane locations, staging areas, vertical pathways and sizes of openings, all of which impacts the cost and procurement strategies.

While the Field team is on site, the Procurement and Project Management team is investigating materials and procurement strategies to drive down the cost of construction. Reviewing lead times of materials, identifying long lead items for procurement, and vendor coordination will be crucial in managing the sequence of work and the overall schedule. The Project Management team also works closely with the Estimating team to create a “buzz” in the marketplace. Competitive budgeting, subcontractor “page turns” and field team selections will ensure a comprehensive team approach to deliver the project.

All of this information is tied back to the Preconstruction team, who will utilize this information to present the pricing in an open-book fashion. This open-book pricing approach provides for transparency with our clients, and copies of subcontractor and material supplier pricing along with our detailed bid analysis becomes the starting point for transforming budgets into hard costs.
