rand* was selected to provide preconstruction and construction services for the new tenant interior buildout for the Abt Associates’ relocation project. The project spanned seven floors to house Abt’s 2,700 employees. Participation in preconstruction was vital to project delivery due to the aggressive 25-week schedule and hard delivery date dictated by Abt’s turnover date. rand* participated in design reviews, detail development, site surveys, budgeting, and value engineering exercises to help finalize the design and material selections to help release subcontractors and long-lead materials well before start of construction. This early execution allowed for clear sub-scope development, definition of design intent, and dedicated preconstruction meetings with subcontractors to generate coordinated logistics and work plans.
The project design was a contemporary office environment consisting of 100% open office with no private offices for employees, conference rooms, breakout spaces including team rooms and collaboration areas, a series of cafés servicing each floor, an interconnecting stair for two levels, and a secured SCIF room. Due to the scope and schedule requirements, constant communication on all levels was paramount for project success to clearly define roles, responsibilities, and timelines.
