rand* construction successfully transformed a previously vacant space at 1300 Connecticut Avenue into a high-end shared amenity area designed to elevate the tenant experience and maximize the building’s value. Spanning the 11th and 12th floors, the fast-track project introduced a range of premium features, including a modern conference room, rooftop terrace, and a custom-built rooftop enclosure.

One of the complex aspects of the build was the installation of a new elevator and lift providing access to the penthouse level, an undertaking that required significant structural elements and ultimately became a standout feature of the project.

The design incorporated a sleek curtain wall system to enclose the rooftop deck, operable partitions for enhanced flexibility, fully integrated AV systems to support a variety of functions, and custom millwork throughout that elevated the overall aesthetic. Despite the challenging schedule, rand*’s team ensured precise coordination across trades and disciplines to meet deadlines while delivering a visually striking, highly functional space that serves as a valuable amenity for tenants.
