rand construction was contracted to provide preconstruction and construction services for a national ingredient-and-recipe meal kit service. Due to the complexity of the design, a dedicated preconstruction team was utilized to work in concert with the engineering and design team during design development to ensure the project remained within the client’s budget through value engineering exercises, constructability insight, and material selection. Due to the design and aggressive schedule, the preconstruction phase was critical to developing a long-lead material package and qualify subcontractors during design development to generate a pre-release package and onboard key trades prior to the start of construction to help control the project schedule.

The project contained a number of high-end custom materials and finishes including: baffled wood ceilings, custom lighting, stone, millwork, glass, wood, feature walls, and a showcase green-wall with integrated signage. It was paramount to involve the owner’s vendors during layout to define turnover conditions and milestones and integrate their workscope into the project schedule. The project highlights the importance of clear and constant communication with the owner, design team, engineers, and vendors throughout all phases of the project to maintain quality and schedule control.
