rand* was contracted to complete the large-scale exterior renovation project at the Festival at Riva. The shopping center in Annapolis, Maryland acts as a town center for the surrounding community. The major scope of work included installing new exterior facades and roofing, as well as a modern aluminum louver system. The project also required repairs and upgrades to the structural steel system and flashing as well as rehabilitations to areas effected by water damage.

New circulation pathways were redesigned and built to improve vehicular traffic as well as reshape the way pedestrians move through the shopping center with new walkways and micro parks. Two LED Reader Boards were installed at the entrance requiring considerable sitework and ground disruption. The refreshed signage and façade throughout the retail center included custom LED lighting to create a contemporary and vibrant urban space. The principal challenge to the project was having all stores 100% operational throughout construction making the phased approach and life safety plan vital for project delivery.
