rand* was contracted to build a full floor shared working space for the Texas based company, Firmspace. Firmspace is a “luxury co-working space for established professionals,” whose Denver home is in the 1401 Lawrence building in Downtown Denver. The new construction has high end finishes throughout and features a common area lounge, bar, and multiple conference rooms. The immense millwork and finish packages for these common areas were provided and installed by rand* requiring precise coordination from multiple trades including MEP infrastructure, glazing, and drywall.

Nearly 150 offices are present throughout the space with each housing state of the art furniture, daylight automated blinds with tenant override capabilities, and demountable walls. Sound masking privacy has been installed throughout the entire space providing each office, conference room, and breakout spaces the necessary sound attenuation requirements for their specified program. In addition to the bar and lounge areas, there is a copy center, kitchen and separate coffee bar. rand worked directly with Firmspace ownership to complete the project as well as with the local Cushman-Wakefield CM team.
