rand* construction was contracted to provide a turnkey construction services for a new base building and complete interior buildout for a new KinderCare daycare center located in Round Rock. The project located on an undeveloped site requiring all sitework, underground utilities, footing, new post-tension pad pour, and flatwork to start erection of the new structure. The structure was a composition of a new steel structure and wood framing with glass storefront and custom steel canopy. Logistics for the project was of chief concern due to the proximity to the neighboring retirement resort, major roadway, and residential community. Noise, debris, and odor control was of paramount importance to limit disturbance to the adjacent developments. The project design also called for new asphalt paving for parking and off-site city roadway improvements.
The project had an extensive owner vendor package that included: audio/visual, structured cabling, signage, kitchen/pantry equipment, furniture, workstations, and playground equipment. Due to the complexity of the project and inspection requirements for the playground equipment and roadway tie-in, the owner’s vendors were onboarded to the project team prior to construction to integrate their milestones into the project schedule and demark hard-deadline dates for state inspection for schedule control and quality assurance.
