LogicMonitor contracted rand* construction to provide construction services for their new offices on the seventeenth floor for their Austin branch. The first-generation space required a full buildout of a contemporary open office tenant interior design. The project had a fast thirteen-week schedule with a limited preconstruction period of two weeks to qualify and release subcontractors and materials. The design called for an integration of custom materials and finishes including: glass, millwork, wood veneer, custom lighting, polished concrete, and open ceilings. The sophisticated design and expedited schedule made a coordinated layout critical for project delivery to establish benchmarks and hold-to dimensions prior to the start of construction for custom materials in order to control the schedule.

Constant communication with the building engineer, architect, and client was paramount for project success. This allowed obstacles to be acknowledged, defined, and resolved promptly so that the construction efforts continued to move forward. This approach allowed for quick release of materials, clear definition of design intent, and verified changes to occur on the fly in the field with no interruption. This project is a testament to the importance of communication and collaboration with all parties involved for the execution of a complex and accelerated project.
