The Regent House, located in Arlington’s Ballston Quarter, is a 12,800 SF luxury amenity center designed to enhance tenant experiences. The renovation includes a redesigned lobby, a new fitness center, upgraded locker rooms, and a 7,500 SF conference and amenity space.

The project’s goal was to transform the first-floor restaurant into a multi-functional hub for tenants, incorporating a grand entrance with a telescopic wall that allows for event space flexibility. The amenity center features a coffee bar with local Virginia elements, a spacious lounge with varied seating, and a 2,000 SF conferencing area with adaptable partitions. The fitness center was expanded and includes new daylighting features, while the locker rooms were upgraded with luxury finishes.

Key construction elements included opening the lobby façade to create a grand entrance with a telescopic wall for special events, as well as modifying the fitness center by bumping out the building structure and adding a curtain wall for natural light. The locker rooms were renovated with new showers, lockers, and finishes to match the lobby and amenity center. Sustainability measures included the use of energy-efficient film to meet the Arlington County energy code, resulting in an energy-efficient design. Landscape work included tree preservation, updating planters, adding seating, and lighting to activate the intersection of Fairfax Drive and North Glebe Road.
