This project involved a 22,000-square-foot second-generation build-out, including the delivery of an executive conferencing center, lounge areas, meeting rooms, and open workspace environments. The scope also included two sets of core restrooms and a 13,000-square-foot white box prepared for future tenant improvements, requiring close coordination with the design team to support ongoing development.
An additional 8,500 square feet of lab space was incorporated, housing RF chambers and specialized work benches for product testing. The build required phased relocation of existing lab equipment, with careful coordination alongside the City of Austin and inspectors to maintain compliance while allowing continuous use of critical systems throughout construction. This approach minimized disruption to ongoing operations while maintaining strict regulatory requirements.
The project required extensive coordination of overhead MEP systems to support both office and lab environments. Early procurement of key long-lead items, including a Starline busway, air handling unit, and millwork package, was critical to maintaining schedule and ensuring seamless integration of building systems. The completed space reflects a highly coordinated environment designed to support both technical operations and workplace functionality.
