Skadden, Arps, Slate, Meagher & Flom LLP is an international law firm with a network of 22 offices globally. With a need to renovate their existing tenant space in Washington, DC to refresh their office with a contemporary high-end design, rand* was contracted to renovate their offices throughout 10 floors in a phase in-place occupied approach.

rand* was onboarded during the design phase of the project to provide preconstruction services including constructability analysis of design development packages as well as continuous budget updates and value engineering exercises to ensure the design intent of the project remained under budget and to the expectations of the client. Due to the complexity of the project, rand* participated in dedicated preconstruction meetings with the client, construction manager, architect, and building engineer to develop a phasing plan that would meet the occupancy requirements of the client as well as maintain business functions throughout construction based on investigative site surveys of the building’s MEP systems.

The project consisted of perimeter offices, open workspaces, conference center, cafe with a commercial kitchen, new interconnecting stair, exterior window replacement, MEP upgrades, demountables, custom millwork, custom lighting, and stone flooring. Constant communication was paramount in the success of this project ensuring client satisfaction throughout construction.
