rand* teamed up with Snowflake and the building ownership team to complete a full-floor tenant improvement in a historic building in the heart of downtown Denver. The project required close coordination between the landlord and an out-of-state national client, balancing priorities to deliver a successful outcome for all stakeholders.

The buildout was completed within an active building, with occupied floors above and below, and required careful logistical planning due to the building’s age and limited access via a small freight elevator. Strong collaboration with the local construction manager was key to maintaining progress and minimizing disruption throughout construction.

The space features a highly customized program, including a unique “ice bar” technology hub for IT and an industrial kitchen area with a roll-up door. The project reflects a dynamic and collaborative environment, combining modern workplace elements within a character-rich historic setting. The exponsed ceilings throughout the office areas feature raw materials and functional components that provide a clean, open feel all while maintaining an acoustically sound work environment with K-13 insulation spary applied to the full extents of the ceilings.
