Three Crowns, LLP

Three Crowns is an international arbitration firm who contracted rand to perform preconstruction and construction services for their new DC Office located in Washington Harbour. The design called for a contemporary tenant interior fit-out not typical of traditional law firms. The project had limited time for design development and an aggressive schedule for construction making it necessary to onboard rand early in design development to aid in budgeting for the project throughout the design period. This allowed for development of a long-lead material pre-release package to ensure the hard move-in date was met.

The main lobby is enveloped by conference and huddle rooms. The lobby houses a number of custom finishes most notably the baffled wood ceiling. The ceiling design required integrated with the electrical and mechanical systems above. The entrance showcases a custom art piece using multi-colored string that had to be coordinated with the electrical, mechanical, and drywall subcontractors. In keeping with contemporary law office design, natural light is allowed throughout the space by glass office fronts and open offices with a polished concrete floor finish that extends through the office as well as an open ceiling design with cloud ceilings over workstations.
