Preconstruction

rand’s collaborative preconstruction process ensures our ability to deliver high quality projects on time and within budget. Our process is transparent, open and communicative for our clients and project teams. The preconstruction process engages all levels of the rand team, from Virtual Construction to our project superintendents. Led by the preconstruction manager, the team develops and reports on budget scenarios, schedule approaches, cost benefit analyses and material alternative reviews. Our field superintendents play a critical role in developing project schedules and logistics plans that respond to both the client’s needs and the realities of the construction site. Project management teams are brought into preconstruction efforts to evaluate subcontractor selection, material choices and procurement strategies, and Contract review. Involvement of the whole project team in preconstruction ensures a seamless transition to the construction operations. The goal of our preconstruction efforts is to equip our clients with information to make the best possible decisions for the good of their project.

Construction

rand’s collaborative process continues in the construction phase on our projects. Our proactive project management teams and field staff leverage their technical expertise to resolve issues during the construction phase. From mobilization on-site through the completion of the punch list, we work with all project stakeholders to ensure a systemized project delivery that achieves each of the client’s goals. Communication is critical to our success. We keep all parties involved in the project through multiple channels of communication, all managed in our Procore Project Management System. By openly sharing and communicating we are able to leverage the collective strengths of our teams to deliver success.

VC/BIM Technology

At rand we believe the future of construction technology such as Building Information Modeling (BIM) and Virtual Construction Technology (VC) is upon us. We work at the forefront of our industry to leverage technology that facilitates coordination and communication for our clients’ benefit. rand maintains in-house expertise in technology such as laser scanning, digital modeling, virtual layout, and design clash detection.

Using 3D Laser Scanning and digital modeling rand can capture existing physical constraints and effectively coordinate with designers, engineers, trades and owners to resolve conflicts before material purchase or fabrication. Integrating this effort with BIM technology rand can develop facilities models for owners at project completion. Our dedicated and experienced VC/BIM department is adept at strategizing with designers and builders to achieve realistic solutions to project barriers while remaining on schedule and ensuring a high-quality final product.

Development Management

rand’s development management caters to the broader needs of clients putting together and executing new base-building development projects in the Denver market. Operating in a consulting capacity and spanning everything from conception to delivery, these services include (but are not limited to) assisting with property acquisitions, financial underwriting, facilitating the RFP processes, management of design/program development, permitting and entitlements, preconstruction, contractor selection, and construction oversight. Our team works directly with each of the stakeholders in a collaborative manner to most efficiently navigate the inherent challenges of commercial real estate development.
