The international holdings group specializing as an underwriter for specialty insurance within the property and casualty market had a need for relocation to the new space in Alpharetta, Georgia. The project consisted of interior alteration with a section of the tenant space being demolished and demised to be left as a shell space for future sub lease tenant. The second-generation tenant space within a six-story multi-tenant building required constant communication with the building to ensure access and noise ordinances where met throughout the project.

The new design was a standard tenant fit-out with new lobby, reception, open office space with workstations, private offices, conference rooms, break rooms, a copy room, server room, and support IDF room. The project is highlighted by the custom lighting and millwork packages present throughout the contemporary open design. Custom glass envelopes the private offices and conference rooms allowing for natural light to permeate throughout the space. rand was contracted during design development to participate in constructability reviews and value engineering exercises to ensure the design intent was met while maintaining the budget and expectations of the client. This preconstruction period was also critical for establishing relationships with the required vendors and subcontractors deemed by the client and building respectively.
