CohnReznick is a national client for rand* construction with this Atlanta office buildout being the sixth project rand* has performed for CohnReznick. The new tenant space houses a complex design showcased by the extensive use of custom finishes and design elements throughout. The project scope called for a selective demolition of the space keeping a number of perimeter offices to service the new space. The program includes open offices, private offices, pantry, elevator lobby, conference spaces, reception area, and a new IT suite.
The most challenging aspect of the project was the requirement to start construction immediately after award to ensure the move-in date was met. The limited preconstruction period made subcontractor qualifications critical for project delivery to ensure every sub had an established relationship with each other to allow for expedited coordination meetings to develop integrated workplans for key components of the design. This allowed for clearly defined roles, responsibilities, and turnover conditions to be established to allow for a streamlined construction period.
The design includes an extensive custom millwork package, custom lighting, a full A/V suite, exposed ceilings, porcelain tile, LVT, and a brick feature wall. Careful coordination had to be taken with the integration of the new design and finishes existing to remain to allow for continuity.
