CSG moved their headquarters into the new Class-A building of 169 Iverness. rand* was contracting during design development to help aid the client in value engineering exercises to finalize the project budget. The extended preconstruction period was vital for a collaborative approach to finalize the design and material selection as well as onboard the critical vendors to ensure the required project delivery time of 14 weeks was met.

The design creates a vibrant and flowing space with nearly all of the perimeter of the floorplate housing open work environments and open assembly spaces allowing unobstructed views of the city skyline and natural light to completely fill the space. The office is serviced by a large breakroom/lounge area with an adjoining pantry, a high-end board room with servery, conference rooms, huddle rooms, phone rooms, project cave rooms, open office areas, and “pods” completely enveloped in glass walls with detailed finishes throughout.

The finishes are comprised of a multitude of custom elements requiring extensive coordination between key trades. This includes millwork panels, wall-covering, accent walls, baffle ceilings, curved drywall ceilings and bulkheads, planters clad in millwork, multiple operable partitions, and demountable office fronts. The reception area features a living plant wall with integrated infrastructure including plumbing and electrical to be self-serviced.
