The new DLA Piper project at One Atlantic Center was a complete interior demolition and build-out of a Class A law office in Midtown Atlanta. The work spanned the entirety of two full floors that is serviced by a new interior connecting stairwell. The scope included construction of new walls, flooring, interior finishes, a full MEP infrastructure package, drywall/ACT, millwork, glazing, doors/frames, furniture, and appliances. The project houses an extensive use of unique elements throughout including large format tile flooring, operable partitions allowing for adaptable assembly spaces, acoustical walls/ceilings, suspended metal pan ceiling with a custom backlighting system, custom millwork, and glass partitions throughout. The preconstruction period was vital for qualifying and on-boarding subcontractors and performing dedicated page-turn meetings to ensure all scope was clearly defined and integrated workscopes developed for custom design elements throughout the space.
An integrated budget process was vital to helping the team stay within budget constraints which facilitated a seamless turnover with final construction costs meeting the budget. Managing numerous client-driven design changes while eliminating or minimizing overall impact to the construction schedule and budget have continued to drive a high level or trust between all parties involved in the project.
