The OCC project in Dallas, built by rand*, involved comprehensive alterations and the construction of new office spaces, conference rooms, a break room, and a Multi-Purpose Room, along with the addition of audiovisual components and a cellular repeater.

High-end finishes were incorporated throughout, including tile flooring, a baffle ceiling, a break room island with a moss centerpiece, lacquer doors, and premium stain-grade and lacquer millwork. The remodel adhered to Level 2 alterations per IEB standards, with work being carried out in an occupied building, which posed significant noise mitigation challenges. To minimize disruptions, extensive planning was implemented, ensuring that construction activities occurred during off-hours or in phased sections. The project team coordinated closely with building occupants to manage access and address concerns promptly.

The design prioritized flexibility in the Multi-Purpose Room to accommodate a range of functions, from corporate meetings to informal gatherings, while maintaining an aesthetic that reflected the client’s modern brand identity. Throughout the project, safety protocols were strictly followed to ensure the well-being of both the construction crew and building occupants. The final result is a sophisticated, functional workspace that enhances productivity while maintaining a comfortable and high-end environment.
