Tecovas entrusted multi market partner, rand*, to help with the renovation of a 75-year-old existing retail space to their latest store front. Located in the desirable South Congress area, the space required extensive demolition work to bring it to current day requirements. While salvaging original details like the tin stamped ceiling, the team did asbestos abatement, installed a new electrical distribution and rooftop mechanical system. The exterior facade was revived by recladding and refreshing the masonry, adding an exterior awning, and replacing the existing windows with custom blackened steel frames with energy efficient glazing. Coordination of custom millwork displays and architectural features like the integrated boot shine station and custom metal trellis for display of merchandise. The space also features a stage for artists and musicians as well as an in-house bar. Integrating rand* into the project early, the team was able to help with an extensive value enhancement process early in the project working hand in hand with the architect and client to ensure the design intent remained intact.
