rand* partnered with Hines and Interior Architects to deliver the build-out of the 1601 Spec Suites, a key development located in the Central Platte Valley district of Lower Downtown Denver.

This project involved the comprehensive redesign and transformation of the second floor of 1601 —an area totaling approximately 37,112 square feet. The scope of work includes the conversion of the existing space into a high-end tenant lounge, a fully equipped fitness center, and multiple turnkey spec suites designed to attract a variety of tenants.

The renovation will be executed to align with the standards and aesthetics of premier Class A office and amenity spaces, not only within 1601 Wewatta itself, but also in line with comparable top tier commercial properties throughout the surrounding LoDo submarket.
