Granite Properties selected rand* construction on a negotiated basis to be their general contractor partner for the extensive capital improvements project at Regency Plaza. rand* worked closely with their architect, DLR Group, for 6 months of preconstruction to develop a detailed pricing menu of various options, allowing Granite Properties to select specific scopes of work, knowing the associated cost and making precise and informed decisions on how to best allocate their dollars and get the greatest return.
The project scope of work included renovations to the main building lobby, 13 floors of restrooms and corridor renovations, a 3rd floor conference center, new fitness center and locker rooms as well as a “fooda” cafeteria. The lobby upgrades included new HVAC, lighting, millwork feature walls, accent metal features and metal surrounds. The work was completed in phases, multiple shifts and staggered to maintain the schedule while also allowing the building tenants to safely access their place of business and work throughout the construction duration.
