The JAMS Dallas project involved the complete demolition of an existing spec suite and the reconstruction of an office space for Judicial Arbitration and Mediation Services (JAMS), an arbitration firm that efficiently resolves disputes through arbitration conducted by former judges.

The renovation featured high-end finishes, including Venetian plaster, shiplap walls, acoustical ceilings, and sound masking to create an optimal environment for JAMS’ work. rand* provided full pricing for all trades and developed a detailed budget. The approach involved working in a fully occupied building, which required careful coordination with tenants to minimize disruptions. Demolition and noisy trades were carried out at night to ensure tenant comfort.

The final space included a completely redesigned floor plan, along with a new mechanical system. This project was unique in that JAMS managed all aspects of construction internally, resulting in close client engagement throughout the process. There were no unusual requirements or challenges, but the strong collaboration ensured a successful outcome.
