NeighborWorks America

The new headquarters for NeighborWorks America is a vibrant and collaborative focused space spanning two floors of the new flagship building, Signal House, in the heart of the Union Market District. Our team provided preconstruction services during design development which allowed for control of material selection and release to ensure availability of critical design elements in the restricted market. Our team also utilized this period to develop coordinated shop and work plans for the highly custom design. The first-generation space is serviced by a DOAS system making the plenum design and layout critical for the quality and finish design. The base building design required careful coordination for key workscopes due to the post-tension slab and the terracotta tile covered columns.

Social and assembly spaces are at the heart of the project. Neighborhoods throughout the space provide unique programmatic elements spread across the floorplate that allow for transformative client use. It also creates expansive open environments to allow natural daylight to permeate within the space. The breakout and prefunction areas on the sixth floor are connected to the reception and entry below by use of the new single-stringer stair. This social engagement center allows for a variety of events and breakouts for the training rooms which are serviced by two operable partitions. The stair was redesigned after mobilization, requiring the team to change the workflow to allow for the delayed stair installation to not affect infrastructure and finish tie-ins and transitions. A sense of openness and vibrancy is readily apparent throughout the space by use of natural materials, daylight, and living plants.
