This project involved the complete demolition and rebuild of the 4th floor at 3000K on the Georgetown Waterfront for the MRP Realty team, who represented Global Holdings, the new owners of the building. Following demolition, the focus shifted to constructing 10 spec suites and a spacious open conference center. Due to lease obligations, one suite had to be completed ahead of schedule, requiring adjustments to the timeline to accommodate early move ins and inspections for that section of the floor.
The design of this project combined high-end aesthetics with cutting-edge technology, creating a sophisticated and functional workspace. The standout feature of the space is the pantry area, which includes custom millwork, stone countertops, and bold tile accents, making it a central visual element. Each of the 10 spec suites was crafted with clean, modern finishes and glass office fronts, while a large, flexible training and classroom area was designed to accommodate a variety of uses.
Achieving seamless integration of technology into the design required close coordination among the MEP (Mechanical, Electrical, Plumbing), technology, and finishes teams. The lighting design was a key component, with designers and suppliers working together to strike the perfect balance between aesthetics and functionality without affecting the project’s completion timeline. A strong emphasis on quality control ensured that every detail, from glass partitions to flooring transitions and custom elements, came together flawlessly, maintaining a high standard of craftsmanship throughout the project.
