The world leading insurance company partnered with rand* to establish their new southwest region branch in Dallas Texas. The project spans a floor and a half in the class-A Galleria Towers. The second-generation space required a full demolition and buildout of a vibrant open-office tenant space. The project had a fast 20-week schedule to complete the nearly 50,000 square-foot project. The schedule was particularly challenging considering the limited preconstruction period of three weeks to qualify & release subcontractors and materials. The design called for an integration of custom materials and finishes including: wood flooring, cloud ceilings, custom millwork, glass partitions, brick veneer feature walls, and a custom lighting package. The sophisticated design and expedited schedule made a coordinated layout critical for project delivery to establish benchmarks and hold-to dimensions prior to the start of construction for custom materials in order to control the schedule. The approach allowed for quick release of materials, clear definition of design intent, and verified changes in the design based on site conditions to occur prior to full mobilization no impact to the schedule. This project is a testament to the importance of strong communication with all key stakeholders for the execution of a complex and accelerated project.
