rand* was contracted to perform preconstruction and construction services for the expansion space of Data Blue. The jewel box space had to be completed in a compressed nine-week project delivery schedule. The preconstruction period was vital for performing budgeting reviews, value engineering exercises, subcontractor qualifications, investigative site surveys, and development of a pre-release package for long-lead materials to ensure the hard move-in date for the client. The site surveys had to be coordinated with the existing tenant and building as the start of construction was dictated by the existing tenant lease.

The expansion space included a complete demolition and build-back to make way for the contemporary design with open office spaces, private offices, huddle rooms, focus rooms, rework of the breakroom, IT room, and new entries to the space. The finishes were new carpet, VCT, base, and paint throughout with a custom millwork package, kitchen equipment, and custom glass office fronts. The new infrastructure required a rework of the fire suppression system including the sprinklers, strobes, and preaction, as well as floor penetrations for electrical and A/V systems, and tenant separation for lighting and mechanical systems.
