rand* recently finished a TI build out of roughly 43,000 sqft in collaboration with Gensler & Education First to build out the Fourth and Fifth Floors in the Denver’s first CLT constructed mixed use building Platte Fifteen. This was a first generation build out that included a new internal stair from the 4th to 5th floor.

This being one of the first TI projects of its kind in Denver the team needed to meet early & often to collaborate on how to build out this new space including new finish materials like rammed earth & the CLT. One of the most challenging aspects of this project was the new stair constructed from CLT & Glulam that included glulam slats that span over 26ft from the 4th floor to the 5th floor deck. Due to the tolerances in working with a wood product, the team had to meet multiple times to meticulously review every aspect of the stair to maintain the structural integrity while insuring we were meeting the design intent. The space also features multiple large open work areas with open ceilings that expose the CLT construction & required a an immense amount of layout & coordination with the mechanical, plumbing, sound masking, & cable trays, custom light fixtures, & tectum panels to provide a clean & organized finish. The space also features new multipurpose room with two foldable glass partitions, multiple conference rooms, new IDF & MDF rooms, & a new pantry.

This 18 week project was a success in large part to everyone’s high attention to detail & commitment to getting the job completed. The superintendent did an excellent job in coordinating all trades onsite site & sequencing work to deliver the project 2 weeks ahead of schedule without sacrificing any quality in the finishes or work.
